At Buildstone, we recognize that there may be things that you are unsure of in relation to moving into rented property. We aim, therefore, to provide you with all the information which you will find useful through a set of Q&A You will appreciate that these answers cover only a few of the possible questions you may have, so please contact us if you have any further questions.
Most of our properties we offer are under Comprehensive Rental
Management which means that these are always available to
arrange for viewings with us.
We also pride ourselves in understanding your requirements and
only arrange for showings after giving you a walk-through with
the digital tour of the apartment. This way, you do not waste
valuable time in commuting to view properties which do not match
your requirements.
Additionally, you will have access to a professional agency as a
go between for handling all maintenance issues during your
rental tenure. Where a property is not under comprehensive
management by us, for example where we are offering rental
broking service only, we will ensure all the details you need
for contacting the landlord or his representative are provided
as necessary.
The more details you can provide about yourself and your
requirements, the easier it is for us to be able to find you the
right property match. Of course, there is some basic information
that we will need from you and this can be done through our Home
Seeker Registration. In general though, the more detail you can
supply the better we can assist you. Try and have the following
information available when you contact us
Your name, address and contact number.
Who the rental property is for (how many tenants / family /
individual etc).
Whether you have children or pets.
What type of property you are seeking (how many bedrooms, Fully
Furnished, Semi Furnished, Unfurnished etc).
Your preferred location.
Your employment status.
By when you need to move in and how long you want to rent
We will endeavour to arrange viewings for properties which meet your specifications at your convenience and will always accompany you on viewings. We would recommend that you inspect the shortlisted property at evenings and on holidays, to get a feel of the place you are going to stay. If your availability is limited, please contact us to see how we can help. Please also bear in mind that some properties may still have tenants in them, and we will need to be sensitive to their situation also.
Generally, it is 24 months. It can be at the discretion of the owner.
Rent is based on location, amenities and facilities available in
the property.
We also consider local market data of last 1 year’s rental
transactions in that society, locality that will have direct
impact on the rent.
Once you have settled on a suitable property, we will submit your offer to the property Owner, along with your profile and references. Upon acceptance of the offer and agreement of the rental terms we will draw up the paperwork.
Once, the rental agreement is signed and registered, funds are exchanged, society NOC is taken along with police verification, you are set to move in. You will be met at the property with the Move-in checklist on the appointed day. We will go through the inventory with you and on satisfaction, you will be asked to sign the checklist document and the keys will be passed over to you.
You can create a maintenance request through our Resident
portal/ APP. We will assign the request to the concerned person
and get it attended to it at the earliest.
For emergency maintenance, you can call our office at any time
during working hours.
We try to see that work is attended to at the earliest, so the
tenant is not inconvenienced. In general, we ensure work is
completed within 10 working days. However, schedules are
dependent on the kind and amount of work required.
By registering your requirement with us, we'll keep your details and requirements and be able to advise you of any properties that become available meeting your specifications.
The security deposit amount depends on the location of the property. Generally, it is equivalent to 3 to 6 months’ rent.
The owner has to refund your deposit within 30 days of your vacating the property. If any deductions are made from the deposit amount (to cover damages, for instance), such deductions will be acknowledged in writing by the owner.
If you wish to terminate your lease before its expiration, we
require 60 days advance notice. Following your termination terms
and procedures will be followed as per the rental
agreement.
An inspection will be conducted before you move out and the
security deposit will be handed over as mentioned in the rental
agreement.
